Our Story

RW Capital Partners, Inc., a Service-Disabled Veteran Owned Small Business (SDVOSB), is a commercial real estate private equity firm founded in 2011 with the tactics of Marine Corps reconnaissance and contrarian views of the world markets. With offices in Philadelphia, Pennsylvania, and Newport Beach, California, the Company has completed nearly $300 million of transactions since its inception.

Our business model includes the acquisition of distressed notes, real estate owned by banks, redevelopment of neglected assets, and ground-up development. We have focused on retail in recent years because that is where the market has revealed the most stress.

The Company seeks underperforming assets. Our tactics, techniques, and procedures allow us to merge multiple software platforms, decades of relationships, and superior market knowledge in order to locate and acquire underperforming assets. Our primary capitalization model has been a series of stand-alone joint ventures between the Company and accredited limited partner investors.

The Company’s secondary capitalization model includes other private equity firms that co-invest up to 90-95% of the equity, while the Company invests 5-10% of the equity. The Company sources the opportunity, oversees the day-to-day operations, signs the recourse and non-recourse guarantees as required by the lenders, and completes the accounting and reporting requirements.

Generally, these returns are taxed at the relatively favorable capital gains rate. Both accredited investors and institutional partners are passive investors who are generally shielded from all operating and downside risks other than their equity invested. With the formation of the Fund, the Company will continue its theme-based investment approach targeting deep value opportunities, defensive niche sectors, and property types with high-growth demand profiles.
